Where are the houses?

Tired of waiting for your house to come on realtor.com? How come everything is sold on trulia.com? Why hasn't my realtor sent me any houses?

Boy are those common statements these days! According to the National Association of Realtors
TOP DOLLAR LANE! 
Lawrence Yun , NAR chief economist, said conditions for continued housing improvement are at play. "Job growth in the improving economy and pent-up demand are causing both home sales and rental leasing to rise. Though home prices are rising much faster than rents, historically low mortgage rates are still making home purchases affordable," he said. "The only headwinds are limited housing inventory, which varies greatly around the country, and credit conditions that remain too restrictive."

What's going on these days with the lack of inventory for our buyers? That is the million dollar question right now! Who is buying the few homes that are on the market? According to the California Association of Realtors, "To be competitive in a housing market with tight inventory and a restrictive lending environment, many buyers who wanted to have an edge over other buyers opted to make an “All Cash” offer for their home purchase. Since an “All Cash” transaction does not have to go through lengthy lending approval process, the escrow process is faster and is less likely to fall through, making the offer more attractive and more assured." These "all cash buyers" are pushing prices up with the limited housing inventory we are seeing prices rise leaps and bounds! According to Forbes "Multiple offers have become more commonplace and bidding wars have been cropping up regularly in the most sought-after neighborhoods. Some buyers complain that they are having a hard time securing a purchase, beat out by other bidders, let alone find a bargain"
