What the heck is a DEADMANS POST?

The one thing about selling homes is you learn something new everyday! Let me tell you even the little things make a difference. Everyday in a real estate transaction buyers do inspections and then they will submit a request for repairs to the sellers for various items! When it comes to a request for repairs the items with the biggest concerns are those of health and safety. Once upon a time we saw a request for a DEADMANS POST - so tell me what the heck is this item a home inspector called out? So ok great you know what it is. Well I have done lots of googling and talking on this one over and over and gotten different responses! This is what I have found out thus far, a DEADMANS POST is a concrete post installed in front of a laundry area located in a garage. It is to protect the person driving the car from backing into the laundry area and causing damage. These days I don't see them. So is this an item that you would call a health and safety hazard and is this still a common practice? Well I suppose that is too each their own. My thought is be sure when you the seller agree to do some type of repair for a buyer you have complete clarity to what your agreeing too and never ever agree to anything until you discuss it with your licensed real estate professional.
