Where are the houses?

Tired of waiting for your house to come on realtor.com? How come everything is sold on trulia.com? Why hasn't my realtor sent me any houses?

Boy are those common statements these days! According to the National Association of Realtors

Lawrence Yun , NAR chief economist, said conditions for continued housing improvement are at play. "Job growth in the improving economy and pent-up demand are causing both home sales and rental leasing to rise. Though home prices are rising much faster than rents, historically low mortgage rates are still making home purchases affordable," he said. "The only headwinds are limited housing inventory, which varies greatly around the country, and credit conditions that remain too restrictive."

What's going on these days with the lack of inventory for our buyers? That is the million dollar question right now! Who is buying the few homes that are on the market? According to the California Association of Realtors, "To be competitive in a housing market with tight inventory and a restrictive lending environment, many buyers who wanted to have an edge over other buyers opted to make an “All Cash” offer for their home purchase. Since an “All Cash” transaction does not have to go through lengthy lending approval process, the escrow process is faster and is less likely to fall through, making the offer more attractive and more assured." These "all cash buyers" are pushing prices up with the limited housing inventory we are seeing prices rise leaps and bounds! According to Forbes "Multiple offers have become more commonplace and bidding wars have been cropping up regularly in the most sought-after neighborhoods. Some buyers complain that they are having a hard time securing a purchase, beat out by other bidders, let alone find a bargain"

Millions to be made while masterminding in Las Vegas

So what do you do to become a millionaire? Are you just waiting for the big bucks to make it over to you magically, or better yet playing the lottery? Or worse yet have you invested in those get rich quick schemes?! There are so many people who say do this or that to make millions! The reality is there is no secret to becoming a millionaire you just have to put in the time and effort and keep your money closer to you than the normal person and abra kadbra you will over time slowly become the millionaire you need to believe you are!

While in Las Vegas this past week, I was able to sit with many brilliant Real Estate professionals and learn from them in ways that will bring anyone millions. The wealth of information that is shared with us is only useful when applied to your business systems and put into action.

One good ole tip I appreciated as I sat next to a highly productive real estate agent, doing about 200+ more transactions a year, was by far the best tip. I asked him specifically "what do you do to gain all the business you do" he stated "I do a great job every time!" He then proceeded to say it was what made the difference in his business. Every time he helps his clients he doesn't have any power dialer system or any over the top website that talks to you, he just picks up his phone and talks with his clients and he always does it with a smile on his face, (that was my personal observation as he smiled the entire time he shared with me.) With this one simple tip I am able to say sometimes we, or maybe it's just me, are trying to overcomplicate matters. The reality is we just need to keep it simple and be intentional about all we do and millions will come to you. Whether or not it is millions in dollars or blessings or better yet both, you will be a satisfied and a whole person when implementing good honest God Fearing business principals.
